January 14, 2009
Acting on behalf of its client, Hilding Anders, Davies Harrison has sold a 286,000 sq ft distribution facility in Salmon Fields, Royton near Oldham for £5.25 million to owner occupier, James Halstead Plc.

James Halstead Plc manufactures, markets, and distributes products that include commercial flooring, industrial trailers and trailer tents, and motorcycle accessories. Customers include hospitals, pubs, prisons and schools. Established in 1915, the family run company operates mainly in the UK and Germany, but also in Australia and New Zealand.

The purpose built manufacturing facility unit sits on a 12.68 acre site and is situated on the well established Salmon Fields Employment Park, which is viewed a one of the premier distribution/manufacturing locations with its easy access to the M60 and M62 motorway network.

Rick Davies of Davies Harrison says: “This is a great deal in a time of economic uncertainty demonstrating that despite the credit crunch, deals are still being done. This is a positive sign for the North West illustrating that there is still demand out there.”

Mr Davies continues: “This sale is set to be one of the largest industrial deals in the North West of 2009. Halstead had been searching for a new building for more than four years and identified this facility which suited its requirements.”

Mike Rooney of WHR Property Consultants, who represented the purchaser, adds: “In the last three months, WHR has acquired nearly 500,000 sq ft of industrial accommodation for clients and we are currently in the process of acquiring a further 150,000 sq ft unit for another occupier and are selling a 100,000 sq ft unit in Cheshire. We have never been busier proving that there are deals to be done even in these tough times.”

Roberts and Roberts acted as joint selling agents.
