Crewe-based Total Developments has begun construction of a speculative industrial scheme at Wardley Industrial Estate near Swinton.

Occupying a three-acre site, Pinnacle 52 will provide 52,500 sq ft of detached high bay warehouse accommodation with 2,500 sq ft of integral office space. The estate is already home to a range of occupiers including Stax Trade Centres, Wincanton, Ready Steady Store and Royal Mail.

Total, which remains in acquisitive mode after buying a 22-acre Middlewich site for £4.1m in October, picked up the Wardley site from Friends Life Insurance in July 2016. Working with architect C4 Consulting it achieved planning this summer. DB Pioneer has been appointed as main contractor to deliver the scheme, which is scheduled for completion in spring 2018.

Ed Chantler, director at Total Developments, said: “Pinnacle 52 is another scheme we are developing on a speculative basis, having brought forward nearly 250,000 sq ft space across sites in Deeside, Middlewich and Crewe. Pinnacle 52 gives occupiers an opportunity to acquire or lease a secure, self-contained site in a well-established West Manchester location within the M60.”

Matt Pochin, director at Legat Owen, joint agents for the scheme with Davies Harrison and Savills, added: “Total Developments is building a strong track record in successfully delivering high quality speculative development, identifying well located sites where there is a lack of supply.

“The scheme’s high specification, its 55m yard and its location close to the M60/M61 interchange will hopefully prove an attractive proposition for occupiers looking to expand or relocate.”

Pinnacle 52 is available on a freehold or leasehold basis with price upon application.
